RENTAL CRITERIA

PLEASE READ THE FOLLOWING INFORMATION IN ITS ENTIRETY BEFORE COMPLETING YOUR APPLICATION 

BEFORE YOU BEGIN

  1. All application fees are NON REFUNDABLE unless the property has already been rented prior to your application submission. NO EXCEPTIONS.
  2. Each adult over the age of 18 must fill out a SEPARATE application, each paying the $50 application fee via credit/debit card.
  3. If you are in an OPEN bankruptcy or have a previous judgment/eviction on your credit, we cannot approve you for residency.
  4. A site tour of the property MUST be completed prior to the application submission in order to be considered for approval.
  5. PLEASE NOTE: All properties require the applicant combined gross income to be at least three (3) times the monthly rent amount.
  6. Incomplete applications will NOT be processed or considered for approval. If multiple applications are submitted for the same property, the first complete application submitted will be the first application considered for approval.



COMPLETE APPLICATIONS REQUIRE THE FOLLOWING: (BUT ARE NOT LIMITED TO)

  1. A legible, VALID form of identification (government or state issued photo ID with picture, passport)
  2. Your social security number
  3. Documented income. (The most 4 recent check stub(s), official Social Security income documentation or official child support statement). Your name, address and all YTD information must be visible and legible.
    PREVIOUS YEAR TAX RETURNS AND/OR CELL PHONE SCREEN SHOTS OF YOUR BANK ACCOUNT(S) ARE NOT ACCEPTABLE
  4. THREE YEARS of previous employment history including supervisors name, phone number and email address.
  5. THREE YEARS of residential history as well as contact information for your landlords (phone number and email address if applicable)
  6. The name, address and phone number of an emergency contact. This contact must be someone NOT living in the home with you
  7. If you are applying for a pet friendly property, you must upload a picture(s) of your pet(s). Please be sure to check with Kittyhawk Realty to see if your breed is an accepted breed before applying.

  8. If you are self employed, you must provide official bank statements from the last 3 months and income tax returns from the previous 2 years.

  9. If you've received a job offer and do not have a current/most recent pay stub, an official offer letter from your new employer is required. The letter MUST be on company letterhead and include the following:
    1.) Your start date
    2.) Your hourly/salary wages
    3.) The number of hours you are required to work per week
    4.) A signature from your supervisor
    5.) An address and phone number for the supervisor signing the letter

  10. EACH RESIDENT OVER THE AGE OF 18 MUST SUBMIT A SEPARATE RENTAL APPLICATION



Once You Submit An Application


Once you submit your application, a credit report will then be pulled on all applicants to determine credit worthiness. All information received during the screening process will be taken into consideration. Items that will negatively affect your approval odds include but aren't limited to: Credit scores under 600, length of employment, previous landlord history, payment history, number of negative accounts, charged off accounts, all collections and vehicle repossessions. Please note that application fees are NON REFUNDABLE.

Once you submit your application, a criminal background check will be pulled on all applicants. The application will automatically be denied for the following: Prior evictions, homicide, kidnapping, robbery, felony assault with or without a weapon, any sex related crimes, any crimes against children, felony drug charges and any/all weapons charges.



Once Approved


Once approved, you must meet with us within THREE DAYS to sign the lease, pay the security deposit(s) and non refundable pet fee, if applicable. If you are unable to do so, your application will be cancelled and no refunds will be issued for your application fee(s). Acceptable forms of payment for the pet fee and security deposit(s) include: Bank check(s), official check(s), money order(s) or personal check(s. Cash and credit cards are not accepted.
