  • Marketing of vacancies (24/7) on our website, multiple public web sites and the only Department of Defense endorsed website.
  • Maintain accurate and complete accounting records; tracking of rental income, disbursements, and provide copies of any bills paid. Our Record keeping meets all State of Ohio laws.
  • Provide/issue the IRS required 1099 MISC document.
  • Owner rent proceeds are paid electronically through the ACH (electronic payment) banking system.
  • As part of our Owner Portfolio, you will have access to your Owner Portal for detailed monthly statements.
  • The use of leading edge web based property management and accounting software for managing your property/properties efficiently and cost effectively.
  • Insure that maintenance/repair issues are addressed promptly and completed properly. We use only licensed and insured contractors.
  • Contact you prior to providing excessive non-emergency repair/maintenance services. Obtain quotes when necessary.
  • Provide 24-hour emergency services.
  • Schedule showings with prospective tenants.
  • Pre-screen all tenants prior to accepting an application. Partial applications are not accepted.
  • Once a tenant is approved, we meet with them to execute the lease package (that includes State of Ohio disclosures, per tenant/landlord laws), and collect the security deposit.
  • All utilities are required to be in the tenants name on the day of occupancy, and renters insurance is required.
